When this policy says "Stories", "we", "us" or "our", it means the Stories team responsible for this website and for handling property enquiries sent to us.

2. Information we collect

We collect personal information only where you choose to provide it to us, for example by emailing us, calling us, or contacting us through a third-party platform. This may include your name, email address, phone number, property details, valuation or viewing requirements, budget, search criteria, and any other information you choose to include in your message.

We also process property information needed to market homes, such as listing descriptions, images, floor plans, brochures, location details, prices, tenure, and availability. Some of this information is supplied through our Street.co.uk property feed.

When you visit the website, limited technical and usage information may be processed by our hosting and analytics provider, Vercel, to deliver the site, protect it, and provide aggregate analytics and performance insights. This may include anonymised or aggregated page usage and performance data, together with technical request data processed by Vercel as part of hosting, security, content delivery, analytics, and diagnostics. We do not use this information to identify individual visitors.

3. How we use information

We use personal information to:

  • respond to enquiries and requests for appraisals;
  • arrange viewings, valuations, calls, and follow-up work;
  • send property details or discuss homes that may suit you;
  • prepare, maintain, and display property listings;
  • operate, protect, troubleshoot, and improve the website;

We do not sell personal information. The website does not have a newsletter or marketing sign-up form. If you ask us to keep you updated about properties or services, you can ask us to stop at any time.

These may include taking steps before entering into a contract with you, performing a contract, complying with legal obligations, our legitimate interests in running an estate agency and secure website, and consent where we ask for it.

The website is deployed on Vercel and uses Vercel Web Analytics and Vercel Speed Insights. These tools help us understand page usage and website performance. Vercel describes Web Analytics as storing anonymised data and not using cookies, and Speed Insights as recording anonymous performance data that is not tied to an individual visitor or IP address.

Vercel may also process technical request data as part of hosting, security, content delivery, analytics, and diagnostic services. We do not use Vercel Analytics or Speed Insights to identify individual visitors.

6. Cookies, storage, and similar technologies

The website does not intentionally use first-party advertising cookies. It does use browser session storage to remember scroll positions between page views under the key stories:scroll-positions. This is stored on your device and is used to restore your browsing position.

Essential hosting, security, analytics, embedded Google Maps, and browser caching may involve cookies, local storage, or similar technologies controlled by us or third parties. Embedded Google Maps are provided by Google and may involve cookies or similar technologies controlled by Google when the map is loaded. You can usually control cookies and storage through your browser settings, but blocking them may affect some functionality.

7. Property search and listings

When you browse property listings, the site retrieves listing data from the Street.co.uk CRM/property feed so that current properties, images, brochures, prices, and availability can be displayed. Vercel and our property technology providers may process limited technical request data needed to deliver and protect those services.

Listing pages may include links to brochures, images hosted by Street.co.uk, and embedded Google Maps showing office or property locations where coordinates are available. Because Google Maps is embedded on the page, Google may process technical information when the map loads. Google and Street.co.uk may process information under their own privacy notices when their services are loaded or used.

8. Third-party services

We use service providers where needed to run the website and provide property services. These include Vercel for hosting, analytics, and performance insights, Street.co.uk for CRM and property feed data, Google Maps for embedded maps, and Instagram where you choose to visit our profile or message us through social media.

If you leave our website or interact with embedded third-party services, those organisations may process information under their own privacy notices.

9. Who we share information with

We may share information with professional advisers, property sellers or buyers, landlords or tenants, viewing hosts, conveyancers, surveyors, mortgage advisers, contractors, regulators, law enforcement, and technology providers where necessary for the purposes described in this policy.

We only share what is reasonably needed and expect our service providers to protect information appropriately.

We keep personal information for as long as needed for the purpose it was collected, including to respond to enquiries, manage property instructions, provide services, maintain records, resolve disputes, and meet legal or accounting requirements.
